March 2025 Market Update: Spring Momentum Drives Prices and Sales in Ada County

As the spring market gains momentum, Ada County is seeing a notable shift: home prices jumped, sales continued their upward trend, and buyer interest—particularly in resale homes—is fueling faster market activity. These trends signal both opportunity and competition as we head deeper into the season.


Home Prices See a Sharp Climb

The median sales price (MSP) for all single-family homes in Ada County surged to $565,000, marking the largest month-over-month increase in a year. New homes saw the biggest leap, with the average sale price climbing over $610,000, likely due to fewer budget-friendly new builds on the market. Older resale homes—20+ years—also jumped in value, averaging $40,000 more than in February.

Spring shoppers should prepare for upward price pressure, especially in new construction. However, resale homes, particularly those under $400K, continue to offer strong value and are moving quickly.

If your home is priced competitively—especially in the sub-$600K range—it’s likely to attract serious buyers quickly. The sharp pricing gains this month reflect growing buyer urgency and limited options in certain price bands.


Sales Activity Continues to Build

A total of 675 homes sold in March, an increase from both the previous month and the same time last year. This continued rebound puts sales volume back on par with late 2024, signaling a steady recovery from January’s seasonal dip.

Expect a more competitive market as other buyers return. Homes—particularly well-priced resale listings—are selling faster, so flexibility and preparation are key.

The pace is picking up. Now is a great time to list, especially if you’ve been waiting for stronger demand.


Pending Sales and Inventory Climb

Pending sales jumped nearly 15% month-over-month, with a substantial increase in interest for resale homes—many of which are over 20 years old and located in Boise. At the same time, total inventory reached 1,547 homes, with new construction making up over half of all active listings.

There are more options on the market, particularly in Meridian and other new-build-heavy areas. Buyers looking for character or charm may find strong opportunities in older Boise listings.

Inventory is growing, especially in new construction. For resale homes to stand out, pricing and presentation matter more than ever.


Days on Market Dropping for the Right Price

The average days on market fell to 46 days, with homes priced under $400K continuing to move the fastest. New construction homes under $600K also sold quickly, averaging about 35 days on market.

The most affordable and well-priced homes are going fast—having pre-approval and acting decisively will give you an edge.

Homes that are priced well are selling swiftly. Overpricing—even slightly—could lead to extended time on the market and eventual price reductions.
