After years of limited inventory and intense bidding wars, the housing market is finally shifting giving buyers across the country a welcome opportunity. National inventory levels are the highest they’ve been in over five years, and in Boise, we’ve reached three months of supply—for buyers, this means more choices and better negotiation power.

A National Shift: More Homes, More Leverage

For the first time since before the pandemic, the market is tilting in favor of buyers. Across the U.S., the number of homes for sale has climbed above one million, the highest level since 2019. Experts note that the number of sellers now significantly exceeds the number of buyers—the widest gap in over a decade.

Homes are staying on the market longer, and sellers are reducing prices. Although mortgage rates remain elevated, the surge in available homes has slowed buyer urgency. As a result, there’s more room to negotiate on price, closing costs, repairs, and more.

Boise Market Snapshot: A More Balanced Playing Field

Locally, Boise is following suit. After years of extremely tight inventory, Ada County now has roughly three months of supply, up significantly from just a year ago. This signals a return to a more balanced market allowing greater parity between buyers and sellers.

Prices have stabilized but remain relatively strong. In many cases, well-prepared homes are still selling close to list price, but there’s more variability. Some listings are sitting longer, giving buyers a chance to negotiate or ask for concessions.
